Terms of Service

These Terms of Service ("Terms") govern your use of luxury-lb.com and the cleaning services provided by LB House Cleaning Services LLC ("Luxury LB," "we," "us," "our"), a Florida limited liability company headquartered at 8715 SW 2nd Terrace, Miami, FL 33174.

By using our website or engaging our services, you agree to these Terms. If you do not agree, do not use our site or services.

1. Services

Luxury LB provides professional cleaning services for luxury residential properties in Miami-Dade County, Florida, including (but not limited to):

• Signature Airbnb Turnover
• Estate & Luxury Home Care (recurring)
• Deep Restoration Cleaning
• Final Post-Construction Detailing
• Executive Concierge
• Power Washing

Service availability depends on scheduling and property eligibility. We reserve the right to decline service at our discretion.

2. Estimates and quotes

All pricing shown on our website is approximate. Final quotes are confirmed in person after a walk-through of your property with Byron or Liliana Tufino. Quotes are valid for 30 days and are subject to change based on actual property conditions at time of service.

3. Scheduling and cancellation

Services are scheduled by phone, text, email or WhatsApp. Once scheduled, the following cancellation policy applies:

• More than 48 hours notice: no fee.
• 24-48 hours notice: 25% of service cost.
• Less than 24 hours notice: 50% of service cost.
• Day-of cancellation after team dispatch: 100% of service cost.

We may also cancel or reschedule for severe weather or safety reasons; in those cases no fee applies.

4. Payment

Payment is due upon completion of service unless otherwise agreed in writing. We accept major payment methods including bank transfer, Zelle and credit card. Late payments (more than 30 days) may incur a 1.5% monthly late fee.

5. Access and property condition

You are responsible for providing safe access to the property at the scheduled time, including keys, codes, parking, and informing us of pets, security systems or hazardous conditions. We are not responsible for damage caused by pre-existing hazards, undisclosed conditions, or improper storage of valuables.

6. Our guarantee

If any detail of our service is missed, we return within 24 hours at no additional cost to correct it. This is our standard since 2016. The guarantee applies to issues reported within 48 hours of service completion. The guarantee covers re-work of the specific service, not refunds unless re-work is impossible.

7. Insurance and liability

Luxury LB is licensed and insured in Florida. Our general liability coverage protects against property damage caused by our team during the course of service. To file a claim, notify us in writing within 7 days of the incident with photos and documentation.

Limitations. To the maximum extent permitted by Florida law, our total liability for any claim arising from or related to our services shall not exceed the total amount paid by you for the specific service in question. We are not liable for consequential, incidental or punitive damages.

Valuables. We recommend you secure cash, jewelry and other valuables before service. We are not responsible for items that were not secured and whose absence cannot be documented.

8. Confidentiality and discretion

Discretion is central to our service. We will not publicly disclose the identity of our clients, the location of properties serviced, or any personal or financial information observed during service. We may use before/after photos of spaces (not identifying people or personal items) for portfolio purposes only with your written consent.

9. Reviews and testimonials

If you provide a review or testimonial, you grant us a perpetual, royalty-free license to publish it on our website, Google Business Profile, and marketing materials, attributed only as you specify (e.g. first name + last initial). You may request removal at any time by contacting us.

10. Website use

The content on luxury-lb.com (text, images, branding) is the property of Luxury LB or its licensors and protected by copyright. You may not reproduce, distribute or create derivative works without written permission.

You agree not to use the website in any way that violates applicable law, interferes with the site's operation, or attempts to access non-public areas without authorization.

11. Governing law and disputes

These Terms are governed by the laws of the State of Florida, without regard to conflicts of law principles. Any dispute arising from these Terms or our services shall be resolved in the state or federal courts located in Miami-Dade County, Florida, and you consent to the exclusive jurisdiction of those courts.

Before filing any legal action, the parties agree to attempt in good faith to resolve the dispute through direct negotiation for at least 30 days.

12. Changes to Terms

We may update these Terms periodically. Material changes will be announced on this page with an updated "Last updated" date. Services booked before changes are governed by the Terms in effect at time of booking.

13. Severability

If any provision of these Terms is held unenforceable, the remaining provisions shall remain in full force and effect.
